Services in Sangaree
Most homes in Sangaree are single-family detached houses. That driveway has to carry your vehicles and meet the garage slab, the street apron, and the front walk without a lip or a dip. We build new driveways, replace damaged panels, and widen driveways with extensions.
For driveway installation and replacement, we break out the old concrete, haul it off, excavate, and compact a new aggregate base. We set forms for the edges and the drainage slope before we place concrete.
We also pour concrete patios, walkways and sidewalks, and shed and equipment pads. Where a new walk or patio meets the driveway, we match the heights so the joint does not become a trip hazard or hold water against the older slab. When the slab underneath is still sound, we handle crack repair and resurfacing instead of tearing it out.
We work on homes along Sangaree Parkway and Royle Road, in Victoria Place and Hampton Trace, and in the streets around Sangaree Park and the library. We also serve Summerville, Ladson, Goose Creek, and Moncks Corner.

How Local Conditions Affect the Work
Sangaree has dozens of green spaces and a lot of trees between the homes. That shade is nice in July. It also means leaves, limbs, and yard debris end up in the drains. When a drain inlet or ditch backs up, water stays at the bottom of the driveway or along its edge. Water that sits against concrete softens the base and washes fines out from under the slab. Over time the edge sinks and the panel cracks.
So we do not stop at the cracked panel. We check where water leaves the driveway, whether the apron drains to the street, and whether a downspout or clogged inlet is sending water back toward the slab. If the low spot comes from the driveway grade, we set the new forms to a slope that moves water off. If it comes from a blocked route next to the concrete, we tell you that before we quote a pour that will not fix it.
Trees cause a second problem. Roots grow under walks and driveway edges and lift the panels. That leaves a raised joint someone will catch a toe on. We cut out the lifted section, remove the roots under the slab area, recompact the base, and repour it flush with the panels on either side.
Sangaree homes were built at different times. A driveway's age does not tell us how thick it is, what base is under it, or where its joints were cut. We check each driveway on its own. When we break out a panel, we look at the exposed base and the slab edge and build the replacement for the load it carries.

How We Do the Work
Call or send us a request describing what your driveway is doing, and we'll come out to walk it with you. We check cracks, surface loss, uneven panels, the apron, and where the driveway meets the garage and the walk. We separate surface damage from signs the slab has moved. Then we write down the demolition, base work, drainage grading, and concrete work the job needs.
For a replacement, we break out and remove the damaged concrete. We excavate to the planned depth, dig out soft spots, and compact the aggregate base. We set slab thickness and reinforcement for the vehicles that will park on it. Before the truck arrives, we check form heights, reinforcement placement, and the slope toward the drainage route.
We explain the repair and replacement options that fit your driveway and recommend the work we found it needs. Most driveways get a broom finish for traction when it rains. We cut control joints so shrinkage cracks follow a straight line instead of wandering across the panel. Then we protect the slab while it cures and give you a date for parking on it. Our project process guide walks through each stage of a typical job.
Once you approve the recommended work, we agree on a date, arrival time, and truck access for the pour. We only resurface when the concrete underneath is sound and supported. An overlay will not hold up a slab that is settling. If the base has failed, we tell you and quote the section replacement instead.

Frequently Asked Questions
Can you repair my driveway instead of replacing it?
Yes, when the damage is at the surface. We repair localized cracks, spalls, and scaling when the surrounding concrete is sound and the base has not moved. If panels have sunk, tilted, or broken through, we replace those panels and fix the base under them. We show you which condition we found before we quote.
Why does water sit at the end of my driveway?
Usually it is one of three things: the apron was poured flat or low, the ground at the edge built up higher than the slab, or a nearby drain is clogged with leaves and yard debris. We check all three. A new pour at the right slope fixes the first. Regrading the edge fixes the second. Clearing the drain route fixes the third, and we will tell you if that is the real problem.
Do tree roots mean I need a new driveway?
Not always. If roots lifted one or two panels, we replace those panels and cut out the roots under them. If the whole driveway is heaved and broken, we recommend replacement, because patching a slab that keeps moving means paying for the same repair again.
What affects the price?
Driveway size, demolition, access, excavation, base repair, slab thickness, and drainage work. We measure the driveway and inspect those conditions before we write the estimate. Our cost factors guide breaks down each one.
When can I park on the new concrete?
We give you a date based on the mix, the weather during curing, and the vehicles you park. A hard surface does not mean the slab is ready for a truck. We tell you the curing period before the pour so you can plan where to park.

Old driveway was cracked all over and sinking near the street. New one looks a hundred times better. Crew was easy to deal with too.
